1. Introduction & Acceptance

Welcome to OTel — Boutique Luxury Stays for Private Vacations. OTel is operated by House of OTel (hereinafter referred to as "OTel", "we", "us", or "our"). Our properties span Goa, Bhimtal, Dehradun, Sariska Tiger Reserve, Phuket, and upcoming destinations including Dubai and Varanasi.


By accessing our website (otelrooms.com), (www.o-tel.com) making a booking, or communicating with us via any channel (including WhatsApp, phone, or email), you agree to be bound by these Terms & Conditions. Please read them carefully before proceeding. If you do not agree to these terms, kindly refrain from using our services.


2. Reservations & Booking Policy

2.1 How to Book

Bookings may be made through the following channels:

A booking is considered confirmed only upon receipt of written confirmation from OTel and the applicable advance payment.

2.2 Booking Confirmation

A binding contract between the guest and OTel comes into effect only when:

• OTel issues a written booking confirmation (via email or WhatsApp), and

• The required advance/deposit payment has been received and acknowledged by OTel.

OTel reserves the right to decline a booking at its sole discretion, including but not limited to, cases of unavailability or non-compliance with our guest policies.


2.3 Guest Information

At the time of booking, guests must provide accurate details including: full names of all occupants, valid government-issued photo ID, contact number and email address, and any special requirements or requests. OTel shall not be held liable for any issues arising from inaccurate information provided by guests.


3. Pricing & Payments

3.1 Tariffs

All prices displayed on our website and quoted by our team are in Indian Rupees (INR) unless explicitly stated otherwise. Prices are subject to applicable taxes including GST as per prevailing Indian tax laws. Prices are subject to change without prior notice; however, confirmed bookings will be honored at the agreed rate.

3.2 Payment Terms

Standard payment terms are as follows:

• A minimum advance deposit (typically 30–50% of the total stay value) is required to confirm a booking.

• The balance must be settled prior to or at check-in, unless otherwise agreed in writing.

• Payments can be made via bank transfer (NEFT/RTGS/IMPS), UPI, or other methods communicated by OTel at the time of booking.

• International guests may be required to pay in INR equivalent at the prevailing exchange rate.


3.3 Additional Charges

Guests may incur additional charges for optional services, meals, in-villa experiences, sightseeing arrangements, or damage to property. These will be invoiced separately and are payable on demand.


4. Cancellation & Refund Policy

4.1 Guest-Initiated Cancellations

The following cancellation policy applies unless otherwise specified at the time of booking:

• Cancellation 30 or more days prior to check-in: Full refund of the advance deposit, less any applicable processing fees.

• Cancellation 15–29 days prior to check-in: 50% of the advance deposit will be forfeited.

• Cancellation 7–14 days prior to check-in: 75% of the advance deposit will be forfeited.

• Cancellation less than 7 days prior to check-in or no-show: 100% of the advance deposit will be forfeited.

All cancellation requests must be submitted in writing via email to contact@otelrooms.com or via WhatsApp to +91 85954-17822.


4.2 OTel-Initiated Cancellations

In the unlikely event that OTel must cancel a confirmed booking due to force majeure, property damage, or any other unforeseen circumstance, guests will receive a full refund of all amounts paid. OTel shall not be liable for any incidental expenses incurred by the guest (such as travel bookings) in connection with such cancellations.


4.3 Modifications

Requests to modify dates or property selection are subject to availability and may attract a rescheduling fee. OTel will endeavour to accommodate modifications wherever possible but does not guarantee the same.


5. Check-In & Check-Out

• Standard check-in time: 2:00 PM

• Standard check-out time: 12:00 PM

• Early check-in and late check-out may be arranged subject to availability and may attract additional charges.

• Guests must present a valid government-issued photo ID at check-in. Foreign nationals must present a valid passport.

• OTel reserves the right to refuse check-in to guests who fail to provide requisite documentation or who appear to be in violation of local laws or our guest conduct policy.


6. Occupancy & Guest Conduct

6.1 Maximum Occupancy

Each OTel property has a defined maximum occupancy. Exceeding the permitted number of guests is strictly prohibited and will result in immediate termination of the booking without refund.

6.2 Guest Conduct

Guests are expected to:

• Treat all property, furnishings, and equipment with care and respect.

• Maintain reasonable noise levels, particularly between 10:00 PM and 8:00 AM.

• Not engage in any illegal, offensive, or disruptive behaviour on the premises.

• Comply with all local laws, regulations, and OTel's on-property guidelines communicated at check-in.


* OTel reserves the right to evict guests for misconduct without refund.


6.3 Visitors

Non-resident visitors are permitted only with prior written approval from OTel. Day visitors must vacate the premises before 8:00 PM unless prior arrangements have been made.


7. Property Care & Damage Policy

Guests are responsible for maintaining the property in the same condition as at check-in. Any damage to the property, fixtures, fittings, appliances, or equipment caused by guests will be charged to the guest. OTel will provide a written damage assessment and invoice. Guests are encouraged to report any pre-existing damage at check-in to avoid liability.


8. Pets & Smoking

8.1 Pets

Pets are permitted only at select OTel properties and must be declared at the time of booking. Undisclosed pets may result in cancellation of the booking and forfeiture of the deposit. Guests with pets accept full liability for any damage or nuisance caused.


8.2 Smoking

Smoking is strictly prohibited inside all OTel properties. Designated outdoor smoking areas, if available, will be communicated at check-in. Violation of this policy will attract a deep-cleaning surcharge.


9. Services & Curated Experiences

OTel may offer curated experiences including sightseeing, meals, guided tours, and wellness activities — either in-house or through trusted third-party partners. These services are subject to separate terms, availability, and pricing. OTel shall not be held liable for any injury, loss, or inconvenience arising from third-party services.


10. Limitation of Liability

To the fullest extent permitted by applicable law:

• OTel shall not be liable for any indirect, incidental, or consequential damages arising from a guest's stay or use of our services.

• OTel's total liability in any matter shall not exceed the total booking value paid by the guest.

• OTel shall not be responsible for loss, theft, or damage to any personal belongings of guests during their stay.

• Guests are advised to carry appropriate travel and personal insurance.


11. Force Majeure

OTel shall not be held liable for any failure or delay in performance due to circumstances beyond its reasonable control, including but not limited to natural disasters, acts of God, pandemics, government orders, civil unrest, fire, or power outages. In such events, OTel will make all reasonable efforts to communicate promptly with affected guests and offer alternatives or credits where feasible.


12. Privacy & Data Protection

OTel collects personal information solely for the purpose of facilitating bookings, providing services, and communicating with guests. We do not sell or share your personal data with third parties except as necessary to fulfil your booking. 13. Intellectual Property

All content on otelrooms.com — including text, photographs, graphics, logos, and brand identity — is the exclusive intellectual property of OTel / House of OTel. Reproduction, redistribution, or commercial use of any content without prior written permission is strictly prohibited.


14. Governing Law & Dispute Resolution

These Terms & Conditions are governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms shall first be attempted to be resolved amicably through direct communication with OTel. If unresolved within 30 days, disputes shall be subject to the exclusive jurisdiction of the courts of Delhi, India.


15. Amendments to Terms

OTel reserves the right to update or modify these Terms & Conditions at any time. Changes will be effective upon publication on the website. Continued use of our services or website following any changes constitutes acceptance of the revised terms. Guests are encouraged to review these terms periodically.
